e1031xchange Introduce

Welcome to the platform for Nearby Lawyers. Within this category, we are pleased to introduce e1031xchange, a company located at 1120 6th Ave, 4th floor, New York, NY 10036, USA, specializing in facilitating 1031 exchanges. For local users involved in real estate investment, a 1031 exchange, also known as a Starker exchange, allows investors to defer capital gains taxes when selling an investment property and reinvesting the proceeds into a "like-kind" property. e1031xchange acts as a Qualified Intermediary (QI) to ensure these transactions comply with IRS regulations.

While e1031xchange operates from a physical office in a commercial building in Midtown Manhattan, specific details about the office environment are limited based on the provided information. However, their presence at a recognizable business address suggests a professional setting for their operations.

The primary service offered by e1031xchange is the facilitation of 1031 exchanges. This involves guiding clients through the complex process of selling a relinquished property and acquiring a replacement property within the strict timelines and rules set forth by the IRS. The role of the Qualified Intermediary is crucial; they hold the proceeds from the sale of the relinquished property and ensure that the investor does not have constructive receipt of these funds, a key requirement for tax deferral.

Based on customer reviews, the service experience at e1031xchange appears to be varied. One customer reported an "incredible experience" working with Brandon during the sale of their property. Brandon is praised for his excellent communication, keeping the client informed, providing reassurance, actively listening to questions, and offering concise yet detailed answers. This positive feedback suggests that some members of the e1031xchange team excel in client communication and support during the initial stages of the 1031 exchange process.

However, another part of the same customer's experience, specifically during the acquisition of the replacement property while working with a different representative named Tysha, was described as an "absolutely nightmore." The reviewer cited issues with document handling, delays, poor communication, and a perceived lack of client focus. Allegations include Tysha being argumentative, taking significantly longer than the promised three days to complete paperwork, failing to provide updates, and being confrontational when inquiries were made. The reviewer also noted instances where Tysha allegedly did not read emails or listen to questions properly, leading to repetitive and unhelpful responses. This negative feedback raises concerns about consistency in service quality across the e1031xchange team.

The same reviewer further mentioned that a technical error with the lender required a document to be resent, but instead of promptly doing so, Tysha reportedly spent hours arguing about whether it had already been sent. This delay allegedly resulted in the closing not being funded on time, leaving the client without keys to their new property. This detailed negative experience highlights potential issues with certain aspects of e1031xchange's operational efficiency and client service.

Interestingly, another customer review presents a contrasting perspective. This reviewer was initially hesitant due to e1031xchange's low fees, which they perceived as potentially being a "trap." However, they were surprisingly delighted with the service, finding it "much better than other companies who charge more than double." This customer praised the clear communication throughout the process and the responsiveness to emails and phone calls. They expressed wonder at how e1031xchange manages to provide such good service with lower fees and ultimately recommended their services.

Considering these contrasting reviews, the features of e1031xchange appear to be a combination of potentially excellent customer service from some team members, as highlighted by the positive experience with Brandon, and potentially problematic service from others, as detailed in the negative experience with Tysha. The company's low fees are also a notable feature, attracting at least one customer who was ultimately very satisfied with the service received despite initial skepticism.

It is important for local users considering e1031xchange for their 1031 exchange needs to weigh these experiences carefully. The positive review suggests that the company is capable of providing good service and clear communication at a competitive price. However, the detailed negative review raises concerns about potential inconsistencies in service quality, particularly regarding communication, responsiveness, and the handling of time-sensitive paperwork during the replacement property acquisition phase.

Based on the available information, there is no specific promotional material or discounts mentioned for e1031xchange. However, their low fees, as noted by one satisfied customer, could be considered a form of promotional advantage in a market where 1031 exchange services can often be quite costly.

For local users in New York City looking for a Qualified Intermediary for their 1031 exchange, e1031xchange presents itself as a potentially cost-effective option. The positive feedback regarding clear communication and responsiveness from at least one client is encouraging. However, it is crucial to be aware of the potential for inconsistencies in service quality, as highlighted by the negative review detailing significant issues with communication, delays, and a lack of client focus during a critical stage of the exchange process. Potential clients may want to inquire specifically about the team members who will be handling their transaction and perhaps seek further references or clarifications based on the mixed feedback available online.

In conclusion, e1031xchange, located in Midtown Manhattan, offers services as a Qualified Intermediary for 1031 exchanges. While one customer praised their excellent communication and low fees, another detailed a severely negative experience with a different representative, citing issues with delays, poor communication, and a lack of client focus. Local users considering their services should carefully weigh these contrasting experiences and potentially conduct further due diligence to ensure a smooth and successful 1031 exchange.

Used this company recently and the experience was very different. Worked with Brandon to sell my property was an incredible experience. Brandon is incredible at keep me informed and making me feel reassured in the company. He actively listens to my questions and is able to answer them very concisely and provide a lot of details. I would love to work with him again. However, why buying the replacement property Brandon was replaced by Tysha. Working with her was an absolutely nightmore for me, my title company, and my lender, and realtor. She seems very self centered and set on arguing that she's in right rather than just sending over a simple document a second and moving the process along. Despite the company saying paperwork would be done in 3 days, she took more than double the amount of days. Because we had built our closing schedule around the 3 days, understandably, my lender and title became worried about closing. When trying to get ahold of the Tysha, she never provided any updates and was very confrontational when all we really wanted was a update so we can adjust timely. She kept sending the same email saying if closing is delayed we need to notify them (which is ironic because everybody was waiting on her). Tysha also doesn't seem to read email or listen to questions before responding. She keeps repeating the same phrases over and over again despite its not what was asked and then getting annoyed when we have ask it again. She seems very self centered and doesn't realized a 1031 company is just one of many cogs in the wheel to ensure a successful and timely closing (which I did not have because due to a technical error, the lender asked her to send over a document a second time, but instead of taking 5 seconds to resend, it Tysha spent hours arguing how she already sent it, as a result its 12 hours after closing and we still can not fund and I do not have keys). After reading more reviews on reddit and biggerpockets, there's definitely plenty of people that would rather spend a bit more money for someone thats focuses more on the client than being right and refuses to do something as simple as sending a document a second time regardless of the impact on the client.

I Used the e1031 for one my recent Investment Sale. Initially, I was hesitant to use them as their fee seemed a trap as it's lowest I have found. But, To my surprise their service is much better than other companies who charge more than double e1031 has charged. Their communication is very clear throughout the process and their response is very good for e-Mails and Phone. I wonder how they are able to manage with the low fees. But, I am delighted with their service and would recommend to go them.

Wish I could give higher than 5 stars!! e1031xchange is VERY low cost compared to other 1031 agents I've used in the past and provided better service and made the process easier. I wish I would have found them sooner, but I will definitely refer them to my friends and family.

It was easy to do my 1031 exchange, but it was very hard to contact them later on when I needed additional help. And so I don’t recommend using this company because the customer service became really bad after some time.
