Victoria A. Carroll Law LLC Introduce

Welcome to our platform for Nearby Lawyers! For local users in Montclair, New Jersey, seeking legal assistance with real estate matters, we present information about Victoria A. Carroll Law LLC, located at 80 Park St, Montclair, NJ 07042, USA. Victoria A. Carroll offers legal services related to real estate transactions. It is important for prospective clients to consider the diverse range of experiences shared by individuals who have worked with this law firm.

One detailed account from clients who engaged Victoria A. Carroll Law LLC for the sale of their house presents a highly negative experience. These clients express significant dissatisfaction with the representation they received, stating that they would not recommend Victoria A. Carroll and raising serious concerns about her ethics. According to their review, a situation arose involving an addendum to the sales agreement related to rent credit from the sellers, as the clients had been renting the home prior to purchase. They allege that Ms. Carroll initially discouraged including this in the agreement. When an addendum was presented, intended to cover three months' rent, the clients claim it was adjusted to only two and a half months due to the closing date. They state they received written assurance from Ms. Carroll that the omitted half month's rent would be received as a check from the seller at closing.

The clients further recount that two days before closing, they noticed the discrepancy in the preliminary closing documents and again received written confirmation from Ms. Carroll that she would ensure it was included. However, Ms. Carroll did not attend the closing and instructed them to call with any issues. Upon reviewing the documents at closing, the missing rent credit was noted, and the clients contacted Ms. Carroll. They allege that she initially claimed the money was included in the 2.5 months credit but, upon being reminded, stated she would call back. Her subsequent response, according to the clients, was that the seller's attorney said, "Take it or leave it." When the clients inquired about the possibility of suing for the remaining amount after signing the closing documents, they claim Ms. Carroll advised against it without explanation.

Disturbingly, the clients report discovering later in an inadvertently forwarded email thread between Ms. Carroll and the seller's lawyer that the sellers would not be returning the money. They allege that Ms. Carroll did not respond to the seller's lawyer's email but proceeded to prepare the closing documents without informing them of this development. Despite these issues, her fee was included in the closing costs. Additionally, the clients claim that when they sought Ms. Carroll's assistance in retrieving a portion of the security deposit they believed was inadequately returned, her written response was, "They can't give you money they don't have." The clients ultimately state that they were able to recover the missing rent and security deposit without Ms. Carroll's help and felt she advocated for the sellers throughout the process, describing her actions as immoral and unethical and her work as abysmal.

In stark contrast to this negative experience, a review from a real estate agent presents a highly positive perspective on Victoria Andelfinger Carroll (presumably the same individual, given the name variation and profession). This reviewer states they have had the privilege of collaborating with her on numerous transactions and confidently recommends her services to their clients. The real estate agent praises Ms. Carroll's professional approach, unwavering commitment to exceeding expectations, and exceptional communication skills, describing her as an invaluable asset in real estate transactions. They highlight her genuine dedication to client satisfaction, a proven track record of going above and beyond, and extensive knowledge of real estate law.

The real estate agent further notes Ms. Carroll's ability to navigate complex legal matters with confidence and provide strategic advice, which has consistently impressed both the agent and their clients. The agent expresses trust in her expertise to provide clients with the highest level of care, legal counsel, and guidance, wholeheartedly recommending her to anyone seeking a real estate attorney who truly prioritizes the clients' best interests, concluding with the strong endorsement, "She is the best there is!"

Do not hire Victoria if you want a true advocate and not a paralegal. This is the worse experience we've ever had with an attorney. My husband and I do not recommend Victoria. Her ethics are extremely questionable. She was our attorney during the sale of a house. (Note that she had admitted to us that she was familiar with the seller's attorney previously.) During the process, she presented us with an addendum that was required by the title company such that we would get credit toward closing from the sellers. The amount was supposed to represent 3 month's worth of rent since we had been renting the home before we bought it. (She had tried to discourage us from including this in the sales agreement.) But because closing was scheduled in the middle of the month, she only included 2.5 months, she omitted half a month's worth of rent. Before we signed the addendum, we asked her if we would get that amount back at closing. She (in writing) assured us that we would get it in a check from the seller. Two days before closing, we noted to her that the half month's rent was not included in the prelim closing documents. She (in writing) stated that she would ensure that it was included. She emailed us the documents a few hours before closing. She didn't show at the closing, but told us to call her with any issues. When the closing agent reviewed the documents, we called Victoria to let her know that the money was not included. She had the nerve to respond that the money was included in the 2.5 months credit. We reminded her again that it was not. She suddenly remembered and told us that she would call us back. She called back to say the seller's attorney said, "Take it or leave it." We asked her if we signed the closing documents, could we sue for the money later. She responded, "No." She offered no explanation as to why her answer was no. However, later that evening, we later read far down in an email thread she had inadvertently sent to us between her and the seller's lawyer that the sellers would not be returning the money. She never responded to his email. Instead, she prepared the closing documents, sent to us the morning of closing, and never said a word. Of course, her fee was included in the closing. The seller delivered an inadequate amount for the security deposit. When we asked Victoria to help us retrieve the missing portion, her response (in writing) was, "They can't give you money they don't have." She advocated for the sellers during the entire process. We ended up getting the rent and the remaining security deposit back without her help. Her actions were absolutely immoral and unethical. She never helped us fulfill all the terms of the sale agreement after she was paid. Abysmal work.

Victoria helped us purchase our first home. The experience was overwhelming at times and if it wasn’t for Victoria we would have been totally lost. Victoria was always available and willing to answer our questions. She is competent, knowledgable and always had our best interest from beginning to end. She was able to explain every aspect of the transaction in a manner that we were able to understand. Throughout the process Victoria was available and even after we were done closing she continued to make herself available for any lingering questions. We highly recommend Victoria for any home buyer, but especially first time home buyers.

We used Victoria for the purchase of our first home in January. We were very nervous as we did not really know much about purchasing a home and Victoria helped us tremendously! She was extremely knowledgeable and took the time out to make sure that we FULLY understood every transaction. She was available anytime that we called her or sent her a text (and we called a lot)! We purchased our home without any issues and felt comfortable through the entire process thanks to Victoria. She is trustworthy, efficient and responsive and we would HIGHLY recommend her to anyone!!
