My experience with Tim Olenn has been frustrating and unprofessional. We engaged with him in an attempt to resolve issues related to ledgers and payment misapplications, but his conduct and communication have only escalated the problem rather than resolving it. To clarify the situation: Monique Parker, who represents the association, has consistently demonstrated professionalism and has made repeated efforts to resolve the matter. She explained that her office began working on the file recently and has been investigating the history of the accounts to understand what occurred prior to their involvement. Monique even requested patience while her office tried to sort out missing information. She acknowledged prior payments and sought cooperation to properly apply funds to the correct units. However, Tim’s responses were unnecessarily dismissive, confrontational, and unhelpful: Tim repeatedly claimed he had the ledger but refused to provide it, which prolonged the investigation unnecessarily. When asked for cooperation to help resolve the issue, such as providing copies of checks or correspondence from his client, Tim deflected and refused to assist, even though this would have expedited the resolution. Tim also failed to provide a corrective letter to tenants, which Monique requested to help clarify payment instructions—another critical step to resolving the situation. Rather than working toward a resolution, Tim’s communication often shifted blame onto others, including Monique and her team, while offering no constructive solutions. His behavior, including accusations of hostility and unnecessary escalation to litigation, further demonstrated a lack of professionalism and courtesy. If you’re seeking someone who is proactive and professional, I cannot recommend Tim Olenn. This matter could have been resolved more efficiently with even minimal cooperation, but his approach created unnecessary delays and complications.

Tim was awesome. I was calling around to different companies in South Florida one day to find out what were reasonable fees for title services. When I spoke with him he immediately walked me through so much more than what I was even asking about. He gave lots of good counsel regarding real estate transactions and first time home buying from the very first conversation! I hired him as our legal representation in the closing of our first home, and he was a wealth of knowledge, quick and responsive and negotiated our fees down a lot as well. We felt like he had our back and are glad we had him in our corner. I'd definitely recommend Tim to anyone.

We recently had a fairly difficult issue with real estate, we were referred to Timothy and he reached out to us on a Saturday, immediately got to the bottom of the issue and started resolving it. Staying in close communication at all times, he resolved the matter within days. A great job at a reasonable cost he quoted to us upfront and stuck to. I cannot recommend this attorney to highly. If you have a matter in South Florida, do not engage without first contacting Timothy. He simply turned out being the best.
