Kennett Pike is a well-known and easily accessible road in a generally affluent area of New Castle County. Greenville is known for its business and professional services, indicating that the law firm is part of a established commercial area. The location likely provides convenient access for clients within Greenville and the broader New Castle County region.

While specific details about the firm's office ambiance are not available, one can generally expect a law office to maintain a professional and confidential atmosphere. This includes private meeting rooms for client discussions, administrative areas for staff, and potentially a reception area to welcome visitors. The aim is typically to create an environment where clients feel comfortable discussing sensitive legal matters with their attorneys.

Services Offered

Based on the available information, including a detailed positive customer review and a concerning negative review, we can infer some of the services potentially offered by Morton, Valihura & Zerbato, LLC:

  • Landlord-Tenant Law/Eviction Services: The positive review explicitly mentions the firm's work, specifically with Ms. Caren L. Sydnor and Ms. Heidi Smith, in handling a tenant eviction case in Selbyville, Delaware. This indicates that the firm provides legal assistance to landlords seeking to evict problem tenants, navigating the intricacies of Delaware eviction law. Their services in this area appear to include guiding clients through every step of the process, ensuring compliance with legal requirements, and maintaining constant communication.
  • Real Estate Law: Given their involvement in an eviction case concerning a rental property, it is reasonable to infer that Morton, Valihura & Zerbato, LLC likely offers broader real estate law services. This could include assistance with property transactions (buying and selling), lease agreements, and other real property disputes.
  • Potentially Other Areas of Law: While the reviews focus on real estate/eviction matters, it is common for law firms to handle multiple areas of law. Without further information, it is not possible to definitively list all their practice areas. However, based on the firm's name (suggesting multiple partners with potentially diverse expertise), they may also offer services in areas such as business law, estate planning, personal injury, or other civil litigation.

It is important to note the significant discrepancy between the two customer reviews. The positive review highlights diligent service, consistent communication, and successful resolution of a complex eviction issue. In contrast, the negative review alleges rude and unprofessional behavior, lack of assistance with a public sale inquiry, and a perceived focus solely on billable clients. This stark contrast suggests that client experiences may vary, and it is crucial for potential clients to consider both positive and negative feedback when evaluating a law firm.

Features and Expertise

Based on the positive customer review, several features and areas of expertise can be highlighted:

  • Experienced Attorneys: The successful handling of the eviction case suggests that the attorneys involved, Ms. Caren L. Sydnor and Ms. Heidi Smith, possess experience and expertise in Delaware landlord-tenant law and eviction procedures.
  • Communication and Client Support: The client praised their constant communication and immediate responses to questions, indicating a commitment to keeping clients informed throughout the legal process.
  • Attention to Legal Detail: Ensuring that everything was done according to Delaware law to expedite the eviction process demonstrates a strong understanding of legal requirements and a focus on protecting the client's interests.
  • Teamwork/Firm Support: The reference to "this team/firm" suggests a collaborative approach within the office to handle client matters effectively.
  • Delivering Results: The ultimate success in achieving the eviction and the client's satisfaction highlight the firm's ability to deliver positive outcomes for their clients in this specific area of law.

However, the negative review raises concerns about the firm's overall client service and attitude towards individuals who may not be immediately profitable clients. The allegations of rudeness, providing excuses to avoid assistance, and abruptly ending a phone call paint a contrasting picture of their client relations. It is essential for potential clients to be aware of this feedback and consider it alongside the positive experiences shared by others.

Promotional Information

Asking about initial consultation procedures and how inquiries are handled might be beneficial.

In conclusion, Morton, Valihura & Zerbato, LLC, located in Greenville, Delaware, has demonstrated effectiveness in handling landlord-tenant eviction cases, as evidenced by a positive customer review highlighting their experience, communication, and successful outcomes. However, a contrasting negative review raises concerns about their general client service and attitude towards non-immediately profitable inquiries. I recently ( 9-2024 ) started work with Ms. Caren L. Sydnor and Ms. Heidi Smith on getting problem , squatter tenants evicted from my rental property in Selbyville De. Caren and Heidi were there every step of the way . They constantly kept me informed on everything that was going on and always responded to me immediately if I had a question. They made sure everything was done the way Delaware law requests as far as the eviction process or this could have gone on until Spring 2025. The tenants are out of the house. ( 11-4-24 ) I would highly recommend this team/firm to any / everyone if you are even in an unfortunate situation that I was in. They were there when I needed help the most and they delivered. Fantastic . I couldn't be happier.

This office attitude is very rude and poor. they use lie excuse to fool me. they said all 5 attorneys are not in office so can't help, but of course they should have way to contact them and record in the office when I ask a question about public sale they representative, they refuse to tell me who is the attorney and no any basic manner or sorry just directly hang out my phone call when she knows she won't get dollar from my question. Other law offices never treat me by this way. From this attitude, you can assume what kind of service you can get, unless you're money bag for them

Thus far, as I am on the opposing side, a tenant who has been wronged by a landlord, I am unable to reach an attorney because the paralegal is a rude, obnoxious bully. In addition, I will try to call again today. However, this firm signs letters that are written and reviewed probably only by the paralegal who is clearly unaware of federal law when it comes to low income tax credit housing. Need I say more?
