I was not represented by Ligas. Thankfully. I was the buyer on a real estate transaction in which he represented the seller. I cannot be understated how unprofessional and inept Mr. Ligas was during what should've been a very easy file. I doubt he, or anyone in his office, every even read the contract. Closing was scheduled for 10/11. My real estate agent, attorney, and broker had everything perfectly aligned well ahead of time. Contract stated radon, water, septic, pest, and survey to be done 10 days before closing. The seller's team didn't even begin scheduling until 2 days prior to closing. Mr. Ligas overlooked very basic needs for his client, including ordering the Cook county transfer stamps and making sure they had their mortgage payoff letter. This is all basic stuff for a seller's file. My attorney and realtor attempting to reach Mr. Ligas's almost daily for a week leading up to closing and every day after the missed closing date. Radon came back hot, seller agreed to get mitigation system installed. His attorney and realtor were completely clueless and made him fend for himself through it. Missed the rescheduled closing date of 10/15. Didn't actually close on this house until 10/30. That's 19 days past original closing date for which my entire team was prepared for. Mr. Ligas's excuse was he had a lot of divorce filed he was working on. Totally unprofessional. I wondered if he was experienced with real estate law. Either way, I can't imagine he is any better of a lawyer for his other clients requiring other legal services. My rate lockwas expired which ended up costing Mr. Ligas's client nearly $90/day for over a week because his office neglected this file. Finally, on closing day, Mr. Ligas showed up, completely unkept, wearing shorts, late, and without several documents he should have brought. Do better, Mr. Ligas. You should be embarrassed. And I certainly hope you significantly cut your fees for the time and money you cost your client through this. If you need to trust your attorney, this guy isn't who your looking for.

About Law Office Of Andrew Ligas
When considering legal services within the "Nearby Lawyers" category in Chicago, individuals often seek attorneys who are not only competent but also reliable and professional. The Law Office Of Andrew Ligas, situated in the city's southwest side, presents an option for those seeking legal counsel. This introduction aims to provide an objective overview of the firm based on available information, including a detailed client review.
The Law Office Of Andrew Ligas is located at 6417 W 63rd St, Chicago, IL 60638, USA. This address places the office in a community-oriented area of Chicago, likely within a commercial or mixed-use building. While no specific details about the interior environment of the office are provided, a typical law office would aim for a professional and functional setting, conducive to client meetings and legal work. The location on a well-known street in a residential and commercial area suggests a practice that aims to serve local residents and businesses, offering accessible legal assistance within the immediate vicinity.
Based on the detailed review provided, the Law Office Of Andrew Ligas appears to handle real estate transactions and divorce cases. The review explicitly mentions that Mr. Ligas was representing the seller in a real estate transaction, and he also cited being "working on a lot of divorce files" as an excuse for delays. This suggests that real estate law and family law, particularly divorce, are areas of practice for the firm. In real estate, services would typically include overseeing property sales and purchases, managing contracts, ensuring necessary inspections and documentation, and handling closing procedures. For divorce cases, services would involve navigating legal separations, asset division, child custody, and support arrangements.
However, the provided client review offers a significantly critical perspective on the firm's features and service quality, particularly concerning a real estate transaction. The client, who was the buyer in a transaction where Mr. Ligas represented the seller, expressed extreme dissatisfaction with the level of professionalism and efficiency. The review states, "I cannot be understated how unprofessional and inept Mr. Ligas was during what should've been a very easy file. I doubt he, or anyone in his office, every even read the contract." This suggests a significant lack of attention to detail and perhaps a fundamental oversight of contractual obligations.
Further concerns raised in the review include delays and omissions of basic procedural requirements. The client noted that "The seller's team didn't even begin scheduling until 2 days prior to closing," despite the contract requiring them 10 days prior. Mr. Ligas is accused of overlooking "very basic needs for his client, including ordering the Cook county transfer stamps and making sure they had their mortgage payoff letter. This is all basic stuff for a seller's file." These instances point to a failure to manage the transaction efficiently and to proactively address necessary legal requirements, leading to significant delays. The closing date was missed twice, extending from the original 10/11 to 10/30, causing the buyer's rate lock to expire and costing Mr. Ligas's client nearly $90/day for over a week due to office neglect.
Communication and responsiveness were also cited as major issues. The client's attorney and realtor reportedly attempted to reach Mr. Ligas "almost daily for a week leading up to closing and every day after the missed closing date," indicating a serious lack of communication from the firm's side. Furthermore, the review describes Mr. Ligas's appearance and punctuality on closing day as unprofessional: "Finally, on closing day, Mr. Ligas showed up, completely unkept, wearing shorts, late, and without several documents he should have brought." Such conduct, if accurate, falls significantly short of professional expectations for a legal representative.
The client's overall sentiment is one of profound distrust and disappointment: "If you need to trust your attorney, this guy isn't who your looking for." This statement, along with the detailed account of inefficiencies and perceived neglect, serves as a strong cautionary note for potential clients seeking legal services from this office, particularly within the "Nearby Lawyers" category where trust and competence are paramount.
For promotional information, the Law Office Of Andrew Ligas can be contacted via phone at (773) 788-0888 and mobile phone at +1 773-788-0888. These phone numbers serve as the direct means of contact for individuals seeking their legal services. However, the provided review highlights significant concerns regarding the firm's operational efficiency, attention to detail, and overall professionalism, which are critical factors for prospective clients to consider when evaluating legal representation. While the firm may handle various legal matters, the specific account of a real estate transaction suggests areas where service quality may need improvement. Individuals seeking a lawyer in the Chicago area should carefully weigh these reported experiences when making their decision.
