They will not communicate at all with you to resolve problems. An absolutely lazy firm that will try to leech your hard earned money for apparently “having a dirty fence” or “wildlife in your backyard”.

Absolutely the worst communication in the business. If your HOA and the property management uses this firm, you need to get involved to make a change.

While I certainly understand that collections is not the easiest industry. I found that this firm was extremely lazy in its communications and did little to nothing to address issues after payments were made. I constantly got out of office replies and was told to email other people in order to address issues (Which were never addressed). In my opinion this Collection firm operates within the law, but they don't do so in good faith. I have been waiting for over 2 weeks for them to communicate with my HOA, so that I can make my new payment. It seems they hold everyone accountable to be timely, but that is not something that organizationally they actually value.

I have had the pleasure multiple times, dealing with all three of these attorneys. I serve on multiple HOA Boards and we have had the need for legal advise and work on many occasions. They are quick to respond and their advise has been spot on. The few times where we have been to court, Charles Glausier has always prevailed for the Association. Not sure there is a more dedicated staff and knowledgeable Attorneys out there.

Based on my experience, GKJ is the best real estate attorney firm in the state of Florida. Over the last 15 years, my wife and I have owned over 40 rental properties in 8 different communities. We have served on the BOD because we figured out quickly it was necessary to protect our investments. As a result, we have been involved in several significant issues ranging from HOA/condo document updates, Director recall, sinkhole remediation, vendor non-performance, financial re-structuring, collections, etc. In every situation, the guidance we received from GKC resulted in an effective resolution of the issue. Their advice is practical, based on the fact that they have worked with hundreds (maybe thousands) of communities across the state. Their advice was supported by case law, resulting in positive resolutions when the issue had to go to trial or arbitration. We have also been impressed that GKJ has multiple attorneys and support staff, who seem to be well coordinated. So we have not had problems where issues fall through the cracks. And we have been able to get timely answers to our questions, sometimes in situations which demanded ridiculously short timeframes. One of the most positive benefits of GKJ is the way they handle collections. Unlike other attorneys we have dealt with who charged us for every action in a collections matter, GKJ does not charge our HOA or condo association anything until they collect the funds. Then they collect their fee from the outstanding owner and forward the amount owed to us. This was the biggest factor in helping us bring four of the eight associations back to a stronger financial position, especially after the housing crisis in 2008-2009. GKJ also has a strong working relationship with many of the property management companies they work with. There are several they do not have a good relationship with, but typically, those are the companies who try to operate with poor ethics and integrity. Those companies do not like being held accountable by GKJ. In summary, we have been so impressed with GKJ, we use their involvement with a community as part of our purchase criteria. Unless GKJ represents the community, or unless we are able to talk to the existing BOD members about our involvement, and their willingness to consider switching to GKJ, we will not purchase in that community.
