Galbreath Costner, LLC Introduce

Welcome to Galbreath Costner, LLC, a dedicated legal practice located at 7400 Carmel Executive Park Dr #200 in Charlotte, North Carolina. As a local law firm listed under the "Nearby Lawyers" category, Galbreath Costner, LLC focuses primarily on real estate law, providing essential services to individuals and families navigating the complexities of property transactions in the Charlotte area. Our office environment, as indicated by a client review, is described as "very clean and well worked out," suggesting a professional and efficient setting designed to streamline the real estate process for our clients.

While specific details about the ambiance and client interaction areas are not extensively available online, the mention of a "well worked out system" implies an organized and process-oriented approach to handling real estate matters. This suggests that clients can expect a structured and efficient experience when working with Galbreath Costner, LLC, particularly in the often intricate process of buying or selling a home.

Based on the available information, the core services offered by Galbreath Costner, LLC revolve around real estate transactions, specifically:

Residential Real Estate Closings: The primary service highlighted in the client reviews is assistance with home purchases. One client explicitly stated that the firm "helped me with my most recent home purchase and made life super easy." This indicates expertise in guiding clients through the closing process, ensuring all legal requirements are met, and facilitating a smooth transfer of property ownership. This service likely includes reviewing and preparing closing documents, coordinating with lenders and other parties involved, and ensuring the client understands all aspects of the transaction.

The features and characteristics of Galbreath Costner, LLC, as gleaned from client experiences, include:

Efficiency and Organization: The description of a "very clean and well worked out system" suggests that the firm operates with a high degree of efficiency and organization. This is crucial in real estate transactions, which often involve numerous documents, deadlines, and parties.

Ease of Process: One client specifically mentioned that Galbreath Costner, LLC "made life super easy" during their home purchase. This indicates a commitment to simplifying the often complex closing process for their clients, reducing stress and making the experience more manageable.

Professional Handling: Another client noted that "the company handling of my closing was professional." This confirms that the firm maintains a professional standard in their interactions and the management of real estate transactions.

However, it's important to also consider the less positive aspects mentioned in the reviews to provide a balanced and objective introduction:

Potential Issues with Fee Transparency: One client expressed dissatisfaction with being told that their closing fees were "rounded up," which they perceived as "greedy and deceitful." This suggests a potential area where the firm could improve communication regarding fee structures and ensure complete transparency to avoid such perceptions.

Influence of Builder Incentives: The review also highlights a situation where the use of Galbreath Costner, LLC was tied to receiving closing incentives from a home builder (Meritage Homes @ Anniston Chase). While offering incentives can be beneficial, the client noted that the closing paperwork did not accurately reflect their choice of attorney, implying it was a requirement rather than a genuine recommendation. This suggests that while the service may be professional, the client's choice of attorney might have been influenced by financial incentives rather than solely based on preference.

Regarding promotional information, one significant point is the explicit mention of a closing incentive offered by Meritage Homes at Anniston Chase when using Costner Law (presumably Galbreath Costner, LLC). This type of builder incentive can be a strong draw for potential homebuyers in that specific development, offering a financial advantage for choosing this particular law firm for their closing needs. It's important for clients to understand the terms and conditions of such incentives and to weigh them against their own preferences and priorities when selecting a closing attorney.

For local users in Charlotte, NC, who are in the process of purchasing a home, particularly within the Meritage Homes @ Anniston Chase development, Galbreath Costner, LLC presents itself as a potentially convenient option, especially if the closing incentive is a significant factor. The positive feedback regarding the ease and professionalism of their services suggests a competent firm capable of handling the intricacies of residential real estate closings.

However, prospective clients should also be mindful of the concerns raised about fee transparency and the circumstances surrounding the recommendation or requirement to use their services if builder incentives are involved. It would be prudent to discuss the fee structure in detail upfront and ensure a clear understanding of all costs associated with the closing process.

In conclusion, Galbreath Costner, LLC, located in Charlotte, NC, offers specialized legal services in residential real estate closings. They are described as efficient and professional, making the home buying process easier for their clients. A notable feature is their association with builder incentives, such as those offered by Meritage Homes at Anniston Chase. While generally receiving positive feedback for their handling of closings, potential clients should ensure clear communication regarding fees and understand any conditions related to builder incentives when considering their services. If you are looking for a "Nearby Lawyer" to assist with your home purchase and value efficiency and a streamlined process, Galbreath Costner, LLC may be a suitable choice, especially if you are purchasing in a development where they are the preferred or incentivized closing attorney. You can contact them at (704) 900-1130 or +1 704-900-1130 to discuss your specific real estate needs.

These guys helped me with my most recent home purchase and made life super easy. Very clean and well worked out system and office. I hope I don’t have to buy another house but if I do I will use them every time.

Meritage Homes @ Anniston Chase offers closing incentives if you use Costner Law. The company handling of my closing was professional but I didn’t like that I was told that my closing fees were rounded up. Maybe, this is normal in the mortgage business but it seemed greedy and deceitful to me. Also, the closing paperwork provided by the mortgage company that asks you to acknowledge why you chose the closing attorney did not list Costner as one of the companies recommended by Meritage. Based on my paperwork, it would appear that I chose Costner on my own but that’s not the case. Using them was the only way for me to get the closing incentive.

They put the wrong payoff on our closing documents and then submitted the wrong paperwork to the mortgage company AFTER having me sign a POA to fix the paperwork. They never filed the POA and never fixed the documents. Instead they gave a very large sum of money that I didn’t owe to the mortgage company. I’ve had to wait over a month to get my money back. In the meantime they refused to refund my closing cost with one of their managers telling us it wasn’t that big of deal. Don’t ever use them.

The entire home buying & selling process can be difficult, and I applaud Costner Group and their staff. They worked hard for both parties throughout the process. My situation was not the easiest, I had an ancient Home Equity line that should have been long closed, plus an unexpected surprise to deal with - they were gracious and helpful without a fault. The initial Closing Documents were incorrect because of the date they pulled my mortgage info. I brought the matter to their attention and they were able to have the document corrected for the following day's closing. Note: They separate buyers and sellers for privacy reasons, which is different than closings I've been present at in the recent past. This can be a little off-putting as you never get to build any kind of rapport, but it does help speed the process for the seller. As someone who traveled a few hours for the closing, it helped me to be on my way in a short amount of time.

Messed up closing documents and delayed closing 7 days. Poor communication to say the least. Thier work on my deal goes beyond mere incompetence. I want to be much more harsh in this review but I won't call out specific names. If you want a trouble free quick closing for real estate, go elsewhere
